Top 10 Code Compliance Violations

The Code Compliance Department regularly reviews inspection activity and field observations to identify common code violations throughout Miami Shores Village. Addressing these issues helps maintain property standards, public safety, neighborhood appearance, and the overall quality of life for residents.

    Tall grass, weeds, or overgrown vegetation: Overgrown lawns, weeds, hedges, or other vegetation can affect neighborhood appearance, attract pests, and create visibility or access concerns. Property owners should regularly maintain lawns and landscaping and keep vegetation from encroaching onto sidewalks, streets, alleys, signs, or public rights-of-way.

    Litter and debris: Litter, loose trash, and debris can create unsightly conditions and attract pests. Property owners and residents should keep properties clean, use proper trash containers, and follow regular collection schedules.

    Obstructions in alleys, sidewalks, streets, or rights-of-way: Items placed in public access areas can create safety hazards and interfere with pedestrian, bicycle, or vehicle movement. Residents should keep alleys, sidewalks, streets, and public rights-of-way clear of objects, debris, and other obstructions.

    Signs in the public right-of-way: Signs placed in the public right-of-way can block visibility, create distractions, or interfere with public access. Property owners, residents, and businesses should follow Village requirements before placing signs and remove any signs that are not permitted.

    Bulky trash: Large items placed out too early, left out too long, or placed in the wrong location can attract pests, block access, and affect neighborhood appearance. Residents should follow the Village’s bulky waste procedures and place items out only during approved collection periods.

    Substandard or poorly maintained structures: Damaged, unsafe, or poorly maintained buildings, fences, walls, or other structures can create safety concerns and negatively affect surrounding properties. Property owners should keep structures in safe, clean, and maintained condition and address needed repairs promptly.

    Junk, abandoned, or inoperable vehicles: Vehicles that are abandoned, inoperable, improperly stored, or visibly deteriorated can create safety and property maintenance concerns. Property owners should remove these vehicles or store them in compliance with Village requirements.

    Illegal dumping: Improper disposal of trash, debris, furniture, construction materials, or other waste is prohibited and harms the community. Residents should use approved disposal methods and report illegal dumping concerns to the Code Compliance Department.

    Illegal outside storage: Improperly stored items outside a home or business can create hazards and affect neighborhood appearance. Property owners should store items in approved areas, such as garages, sheds, or other permitted locations, and keep items out of public view when required.

    Graffiti: Graffiti is vandalism and should be addressed promptly. Property owners should remove graffiti from their property as soon as possible and report vandalism or active criminal activity to the police.
