Upcoming Planning & Zoning Board Meeting

On May 28th, 2026 The Planning and Zoning Board will hold its next public meeting regarding the proposed Residential “R” Code updates. During the meeting, the Board will review the latest draft ordinance and hear public comments from residents and community stakeholders. Community participation remains an important part of the process as Miami Shores continues working toward zoning updates that reflect neighborhood character, responsible growth, and long-term community goals.

March 26, 2026 – Planning & Zoning Board Workshop

On Thursday, March 26th, 2026 Village staff presented a revised draft of the proposed Residential “R” Code ordinance to the Planning & Zoning Board. The updated draft incorporated many of the Board’s previous comments and recommendations.

Staff also conducted a comprehensive legal and policy review of the ordinance to evaluate consistency with recently enacted State of Florida legislation related to local zoning authority. As part of this review, staff assessed several Board-directed amendments for potential legal and policy concerns. Certain previously discussed provisions were not included in the revised draft where implementation could create conflicts with applicable state law.

During the workshop, the Board reviewed the ordinance section by section and provided additional direction and revisions, including requests to reconsider and reintroduce certain provisions that had previously been removed following staff’s legal and policy analysis.

December 8, 2025 – Special Call Planning & Zoning Board Meeting

Following several months of community workshops and public input, a Special Call Planning & Zoning Board Meeting was held on December 8, 2025, to review the draft ordinance and formally present staff’s Executive Summary Report and findings.

Village staff delivered a presentation featuring graphics, illustrations, and visual examples related to key zoning topics such as setbacks, roof heights, lot coverage, and driveway design standards. Residents in attendance shared thoughtful feedback and creative ideas regarding the future of residential development in Miami Shores. A public comment period also provided community members with an opportunity to voice their perspectives and help shape the future direction of the Village’s residential zoning regulations. Following discussion, the Planning & Zoning Board provided comments and direction for additional revisions to the draft ordinance, which were scheduled to return at a subsequent public hearing.

Attendees provided insightful feedback—highlighting what they value in the current code and offering ideas for improvement.

On Tuesday, April 22nd, 2025, Miami Shores Village hosted a vibrant community workshop at 9900 NE 2nd Avenue, led by the Planning and Zoning Department. The focus? Reimagining the single-family residential “R” zoning district to better reflect the needs, values, and vision of our residents.

The evening featured a detailed presentation from Village staff, interactive community surveys, and open discussions on key zoning topics like setbacks, accessory structures, landscaping, and more. Over 30 neighbors attended, sharing thoughtful feedback and fresh ideas about how we can preserve the unique charm of our neighborhoods while planning for a future that works for everyone.
