JOB SUMMARY
Under general supervision, performs routine building maintenance tasks in one or more fields (e.g. carpentry; electrical; air-conditioning (HVAC); plumbing, painting, relocations, special events set-up etc.); Performs general life safety preventive maintenance tasks. May perform other tasks as assigned.
ESSENTIAL JOB FUNCTIONS:
- Performs routine building maintenance repairs.
- Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations.
- Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent, LED and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.
- Performs minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenches and laying new irrigation lines, replacing drain hoses on washers and similar devices, etc.).
- Performs minor painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayers, or roller to apply paints stains and varnishes, hanging doors, fitting locks and handles, etc.).
- Reconfigures, installs, positions, and remounts modular offices and space (e.g. furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, etc.) to accommodate user needs and maximize office space using various hand, power and specialty tools, dollies and hand trucks.
- Prepares the surfaces and paints various structures and equipment (e.g. walls, floors, roofs, doors, restroom facilities, etc.) to preserve wood and metal parts from corrosion and maintain a safe, comfortable working environment using various painting equipment and related tools (e.g. sprayers, rollers, brushes, thinners, etc.).
- Performs other assigned duties.
MINIMUM REQUIREMENTS TO PERFORM WORK:
- High School Diploma or G.E.D.
- Two years of skilled maintenance and repair experienceOr equivalent training, education, and/or experience
- Valid State of Florida Operator License
KNOWLEDGE, SKILLS, AND ABILITIES:
- Working knowledge of Village policies and procedures
- Act as a representative of the Village to the public
- Knowledgeable in methods, tools and equipment
- Knowledgeable in the use of paints, stains and adhesives
- Safely operate small equipment and tools
- Knowledgeable in the use and storage of hazardous materials
- Accurately follow oral and written instructions
- Ability to effectively communicate with others
- Ability to work independently
PHYSICAL DEMANDS:
- Work requires considerable physical effort in the handling of materials up to 80 pounds and/or continual standing or walking for prolonged periods of time.
WORK ENVIRONMENT:
- Work environment involves risks or discomforts which require special safety precautions typical of such places as garages, and shops, e.g., working around chemicals, equipment, or machinery, etc.; and may require working in adverse weather conditions.
