About the Building Department
Welcome to the Building Department!
The mission of the Miami Shores Village Building Department is to ensure a safe built environment for the village through responsible enforcement of Building Codes, Village Ordinances, and State Laws utilizing a customer focused approach. The Customer Service, Plan Review, and Inspection team members are committed to providing the highest level of professionalism and service to facilitate the efficient and effective completion of projects throughout the Village. Through innovation, education, and communication. The Miami Shores Building Department strives to become the premier Building Department in the State.
Before you Start
Each project has its own requirements. Before you start working on your project, you may wish to call the Building Department. Village employees will explain the process you must follow, what documents you will need and whether your project will require plan review. Larger projects are subject to more complex regulations and will require a longer plan review process. The extent of review required will depend on the use, occupancy, type of structure, location and other possible factors.
When you Apply
- All permit applications must include two copies of submittal documents
- Permit fee is paid at submittal

Online Services
- Submit your permit online. You may now use the CSS portal to submit your permit application and necessary documents.
- Check status of plan review. The application number should be in the format “13-1234” (two-digit year, hyphen, four-digit serial number).
- Schedule inspections and view results.

Plan Review Process
Corrections will not be accepted if there are any disciplines pending review. Partial corrections will not be accepted for plan review. All disapproved trade's comments must be addressed and submitted together when bringing in corrections.
